Meritage Homes now selling in new 700+ lot master-planned community in Dripping Springs

Meritage Homes, the seventh-largest public homebuilder in the U.S., is now selling in Big Sky Ranch, a 200-acre development in Dripping Springs, TX. This community follows the success of Meritage Homes’ Texas Heritage Village community, near the location of Big Sky Ranch.

The neighborhood is located adjacent to Founders Memorial Park in downtown Dripping Springs. “The proximity of this project to the core city limits of Dripping Springs will encourage future residents to walk to destinations like our downtown historic districts, Founders Memorial Park and other retail establishments within walking distance,” said Dripping Springs Deputy City Administrator Ginger Faught.

Big Sky Ranch offers 21 home designs with prices starting in the $260s. “The community was planned through a collaborative effort with Dripping Springs city leaders and staff, who worked more than 18 months to design a community that was complementary to their vision for the future,” according to Matthew Scrivener, Vice President of Land Development for Meritage Homes. The concept plan incorporates pods of each lot size with 48 acres of parkland and open space spread throughout the property. The primary entry is located on the southwestern portion of the property and connects to Rob Shelton, Hwy 290 and RR 12 via Founder’s Memorial Park Road. As part of the development, Meritage Homes will improve portions of Founders Memorial Park and the Pound House, to include fencing and parking areas. SEC Planning performed the land planning and community design, and Doucet & Associates provided the civil consulting. Rex Baker with Baker and Robertson Attorneys negotiated the development and utility agreements for the project.

“We see this as a tremendous opportunity to build on the success we achieved at our nearby community, Texas Heritage Village, which appealed to a wide cross section of buyers due to its architecture, mixture of front and rear-entry product and easy access to downtown amenities,” said Austin Division President James Saunders. “Now we are offering those same appealing features at Big Sky Ranch, but with a more open land plan and firstclass amenities.”

Meritage Homes at Big Sky Ranch also offers homeowners energyefficient, smart-home living paired with modern features and design. The community will feature a central amenity center that will be located on a 3.1-acre site near the highest point of the property with hill country views to the north. It will include a pool with an integrated splash pad, ample deck space, playground and trail heads. Big Sky Ranch will also feature five pocket parks and almost 1.7 miles of roadside and off-road trails throughout the community with connectivity to the adjacent Founder Memorial Park featuring a covered pavilion, public pool, playgrounds, a walking trail, and football/soccer fields.
