Arrowhead agreement approved with exception of wastewater plant

The Dripping Springs City Council approved an Amended and Restated Development Agreement with Arrowhead Ranch, which included increasing the open property around the original ranch house, revising the trail for a future regional trail, and adding a grotto to the Public Parkland dedication.

Still pending for City Council approval is a portion of the developer’s proposal, now termed as a final Wastewater Treatment Plant Agreement (within the Amended and Restated Development Agreement), while the developer, city staff, and Dripping Springs ISD continue to negotiate the details. 

Arrowhead Ranch is a 374-acre homesite community located on the western edge of the City of Dripping Springs. It has a conservationist respect for rural character and open spaces. The development was approved in 2007, and homebuilding began in 2016. When development ownership changed in February 2018 to Starwood Land Advisors, LLC, the development agreement was revised with a 2nd amendment, and then followed a proposed new amended agreement at the DS P&Z City Hall meetings on July 24 and then again on Oct. 23. 

Along with the revisions in Master Parks and Trails plan, open space will increase to 37 acres around the original ranch house property, and allowable residential units will increase from 387 to 403. Starwood also offered to build a $5million Waste Water Treatment Plant (offset by collecting connection fees from builders) on the Arrowhead property, which would be available for use by Dripping Springs Middle School and the relocated Walnut Springs Elementary School. The WWTP would be dedicated to the city.
