The Hays County Commissioners Court approved a development agreement last week for the proposed Trident Business Park, a commercial condominium project planned near the western city limits of Dripping Springs just off Highway 290.
According to county agenda documents, the Trident Business Park will include 16 buildings with 31 commercial units across 5.3 acres.
Hays County Commissioner Walt Smith said the development agreement includes requirements aimed at reducing water use and limiting environmental impacts.
“In this one, we asked for low water usage native vegetation and plant life, the use of buffalo grass, xeriscaping,” Smith said. “We actually have the ability under this agreement to limit impervious cover to 50%, which we don’t otherwise.”
Smith also said the developer has committed to lighting and access standards recommended by local emergency officials.
“The developer has also stated that they plan and will design to Dark Sky community standards and will have multiple means of ingress and egress, as recommended by our emergency service district,” Smith said.
Those provisions would not typically be required without a development agreement.
Water service for the development will be provided by the Dripping Springs Water Supply Corporation, while wastewater will be handled through a private on-site wastewater system.
