City moves Parten Ranch residential development to Phase 2

Dripping Springs City Council approved the Phase 2 Preliminary Plat for Parten Ranch at its September 11 meeting, with the condition that a 1445 approval is obtained promptly from Hays County for documentation.

The agreement was made between Dripping Springs and HM Parten Ranch Development, Inc. There was no public opposition, and little discussion, as LJA engineer, Daniel Ryan, presented the plan at the City Hall meeting. The Geologic assessment identified no critical environmental features.

Parten Ranch is a 552-acre residential development with plans to include up to 575 single-family lots with homes between the upper $300 to $800 thousand price range. It is located at Kinnikinik Loop and RM 1826, and plans call for eight phases of development.

Phase 1 includes 83 acres and 80 single-family lots now under construction. Phase 2 Preliminary Plat’s 116.56 acres will provide 137 single-family lots out of the 160 lots in the design. Both phases will include access from FM 1826.

Water service for the development will be provided by West Travis County PUA . Wastewater service will be provided by Springhollow MUD, and treatment by Hays Co. MUD #5.

Residents of Parten Ranch will be in the Dripping Springs ISD.

The Parten Ranch subdivision is only a few miles from the iconic BBQ Salt Lick locale where the Salt Lick ownership is developing its own luxury residential development. That project is also transferring over 500 acres of natural countryside into housing.

One of the reasons given for the Parten Ranch development is that after generations of country land preservation, the Parten family decided they could no longer operate a ranch wedged in the midst of subdivisions and higher taxes. The family sold its property and moved west.
